To comprehensively showcase the achievements of digital transformation in Shanghai's housing and urban-rural development sector, publicize and promote successful experiences, and identify and cultivate innovative talent, the Municipal Commission of Housing and Urban-Rural Development Management organized the 2024 collection of outstanding digital-transformation cases and the selection and cultivation of innovative talent in Shanghai's housing and urban-rural development sector.Recently, the list of outstanding digital-transformation cases in Shanghai's housing and urban-rural development sector was released, and 10 top digital-transformation cases were selected. Let's take a look at these outstanding cases below.

Top Ten Cases:Large-Model and Digital-Twin-Driven Smart O&M for the Shanghai Library East Branch

Implementing Organization:Shanghai Construction No. 4 Group Co., Ltd.

The Shanghai Library East Branch is another 'readable' urban cultural landmark meticulously built by the No. 4 Group over four years, and is the largest single-structure library in China by floor area. The project has a total floor area of 115,000 square meters, with seven floors above ground and two underground, providing 6,000 seats. It meets the cultural needs of more than 200 lectures and over a thousand academic events of various kinds each year, and can receive up to 4 million reader visits annually. The goal is to build it into a 'smart, composite library for the era of mass reading.'

To achieve this goal, the Shanghai Library East Branch smart O&M project came into being. Relying on large-model and digital-twin technologies, and through the collection, analysis, and utilization of full-lifecycle data of the Shanghai Library East Branch, the project built a smart O&M platform oriented toward multi-terminal applications, realizing functions such as digital-twin-driven smart O&M, large-model-empowered knowledge management, AI-assisted security control, and personalized services and support for the library. It not only improves the library's management and operational efficiency, but also provides readers with a smarter, more convenient, and more personalized service experience.

Innovation Highlights

Efficient Cross-Stage Digital-Twin Model Construction and Management:By developing a variety of digital-twin model construction algorithms, the project solved the problem of converting BIM models from construction to O&M, achieving in-depth application across the building's full lifecycle. Model construction efficiency improved eightfold, entity accuracy reached 92%, and the updatability of the model as well as the fusion and dynamic updating of multi-sensor information were realized.Refined Intelligent Control Technology:In response to the differing comfort needs of various areas of the library, personalized regulation of key parameters of the air-conditioning and fresh-air systems is achieved through a refined 'one room, one strategy' equipment-operation approach.Smart O&M Technology Integrating Large Models and Digital Twins:By combining large-model technology with digital twins, the platform is able to understand and analyze building-operation mechanisms, provide users with real-time building-operation analysis and optimization services, and achieve an intelligent upgrade of O&M management.

Implementation Results

After the Shanghai Library East Branch smart O&M platform was deployed, it directly served 5 million reader visits, achieved real-time monitoring and fault early-warning of building equipment, identified abnormal carbon-emission areas, connected with the book-sorting system, and provided alerts for full book boxes, among other functions. O&M efficiency improved significantly: equipment-fault response time was reduced from the original one hour to about 15 minutes; over the past year, 3,394 maintenance work orders were completed, 124 abnormal energy-consumption alarms were triggered, curtains were automatically controlled about 10,000 times, and book sorting and delivery were monitored about 5 million times; cumulative energy costs were reduced by about 8 million yuan. The project's implementation has driven the development of other O&M businesses. To date, it has been successfully applied in a number of landmark building projects, including Shanghai East Hospital, Shanghai Xinhua Hospital, Jiaxing Pinghu Second Hospital, Shenzhen Nanshan Hospital, Qingdao Jiaozhou Hospital, and the Shanghai Children's Library.

Zhuwei Architectural Technology is a new-type technical services company specializing in integrated design optimization, BIM consulting and prefabricated construction design consulting. Our team brings together senior engineers from leading design institutes, former executives of real-estate companies, BIM engineers and prefabrication engineers, delivering integrated design optimization, refined drawing review, BIM consulting with MEP detailing, and prefabricated design services.

Design optimization consulting: Positioned as an extension and complement to the design management of real-estate developers, we focus on consulting and optimization for civil buildings. Across the whole process — or at key stages required by the client — we control the economy, rationality and safety of the design, eliminating unnecessary cost while measurably improving drawing quality, achieving "lower cost, higher efficiency".

BIM consulting: Through digital construction technology we help designers reduce errors and improve quality in the design phase, help contractors save cost and plan high-quality MEP installation in the construction phase, and extend BIM models into facility management for the operation phase — in collaboration with mainstream software vendors.

Prefabricated design consulting: Whole-process design on BIM platforms, using Revit and Tekla for PC detailing. Component geometry and reinforcement are linked parametrically — what you see is what you get. We deliver Industry 4.0-ready drawings with cut-length data for every rebar, and IoT-enabled support for production, storage, transport and installation of PC components.

Our expert team comes from leading design institutes, with deep technical grounding and extensive experience in dual-track design and optimization; its technical capability and control are industry-leading.
